Builder optimistic despite slow start to Logan reaching 2046 housing targets

A local developer is optimistic Logan will meet its 2046 housing target despite being slow off the block.

However, she says there are multiple roadblocks potentially standing in the way.

Logan’s population is expected to grow from 400,000 at the moment to more than 600,000 by 2046.

To prepare for this level of growth, the Queensland government in 2023 told Logan it needed to build 110,000 by 2046, which equates to between 4500 to 5000 new homes every year.

According to Logan Economic Development, Logan City Council approved 1400 new dwellings between July and December 2024.

During this time, 1087 new dwellings were built, meaning the city is about half way to reaching its yearly targets.

Sales manager at Choice Homes, a development company with several developments in Logan, Melissa Moscato said labour shortages and inadequate infrastructure funding from local and state levels of government were two of the biggest challenges Logan must overcome.

“The more developers come to the Logan area, the fewer tradespeople will be available on construction sites and the greater the labor shortage will be,” Ms Moscato said. 

“I know there have been some issues in trying to get enough water and sewerage resources for developers to come in and build property estates, and transport is another area where continued funding is needed.

“We’ve got so many more people moving to the area, we’ve just got to make sure that the transport is up with the times as well.”

Despite potential roadblocks, Ms Moscato is optimistic that Logan will meet its housing target despite a slow start in the last two years. 

“As long as providing infrastructure continues, I know it will drive more developers to the area,” she said.

“Looking at those numbers in those estates, we’re doing our part, so as long as everybody else jumps on board.

“We want to be a big part of this area’s growth, and we’re heavily focused on the area. There might be some challenges, but we’re here to help.”

Last year, Choice Homes launched to market 33 properties in Stone Ridge and built 40 properties in Aviary Ridge. Their Park Lane estate, which has a 184 lot capacity, in Logan Reserve, is currently in the second stage of development.
